Family living in Thailand — choosing a home base that works

For families, the location decision is a triangle of school, work, and hospital — and in Bangkok traffic, minimizing daily travel between those three points matters more than any single amenity. Choose the school first, then shortlist neighborhoods within a realistic commute.

Housing options differ by family stage: condos offer security, pools, and low maintenance but limited space; townhouses and detached houses in moderated villages (mubaan) offer gardens and space, though land-based homes cannot be foreign-owned freehold — families typically rent houses or hold them via lease structures.

Family-favored areas include Bangkok's Sukhumvit side streets, Phrom Phong, Thonglor, Ekkamai, and Bangna near the eastern international schools; Phuket's west-central corridor near its international schools; and Chiang Mai's Hang Dong–San Sai belt. Each pairs schools with family housing stock.

Daily life is family-friendly: malls with kids' zones, parks such as Lumpini and Benjakitti, weekend markets, and affordable domestic help and childcare compared with Western cities. English is workable in expat corridors, and learning basic Thai improves everything from school runs to hospital visits.

Paperwork: children stay on dependant visas tied to a parent's visa (work, LTR, retirement categories vary in what they allow), and birth of a child in Thailand does not confer Thai citizenship unless a parent is Thai. Keep school enrollment letters and TM30 address reports current — schools and immigration both ask for them.
